Concerned Owner
LLH Recall Election is not being conducted according to our Bylaws nor in accord with recent POA emails to our Owners. Here are the facts:
(1) According to a recent email from the LLH POA to our Owners, dated October 3rd, 2025, the POA stated, in part, that the Recall Election will be conducted as follows:
“ How the Recall Vote Will Occur
North Carolina law requires a special meeting of the membership, to be held for a recall, while our Bylaws require that recall votes be conducted by ballots in the same manner as an annual election.
(2) On Oct 20, 2025 the POA sent out an email entitled: “Reminder | Recall Election Facts and Response to Claims”.
In part it said: “What is required to remove each Director?
There must be a minimum of 417 votes to remove any Director. And, even if the 417 threshold is met, the number of votes cast in favor of removal must exceed the number of votes cast to keep each Director. That is why every vote counts, whether to Keep or remove a Director.”
DISCUSSION:
Do you see the obvious problem with the way the Recall Election is being conducted?
(1) The POA and our Bylaws require the Recall election to be conducted in the same manner as our Annual POA Board election. But the POA has violated our Bylaws and their promises above by adding an additional requirement in Recall Election by giving our Owners an option to vote For or Against removal of our Directors. According to our Bylaws, there is no option to vote for keeping these directors. There is only an option: to vote to recall these Directors.
(2) And the POA has also violated our Bylaws again by adding a requirement that the number of votes to remove Directors must exceed the number of votes to retain the Directors. Our Bylaws have no such option.
(3) The POA has violated our Bylaws and their stated promise to our Owners: “that recall votes be conducted by ballots in the same manner as an annual election.”
The violation here is obvious: It is a violation of our Bylaws to add an option to RETAIN our Directors during this Recall Election. As the POA Board knows very well, our Annual POA Elections have never had an option to vote FOR a Director and an option to vote AGAINST a Director.
Further, there has never been a requirement that Director
receive more votes FOR a Director than those owners who voted AGAINST an individual Director. The Only option
has always been a vote FOR a Director.
(4) In the final analysis, the POA Board is violating our Bylaws and their promises to our Owners to conduct this Recall Election properly and fairly. They have purposely changed the procedures utilized in this recall election in order to make it more difficult to Recall these Directors. In so doing, the Directors have violated their solemn duty to follow our POA Bylaws and have violated their promises to the Owners to conduct this election in the same manner as our Annual POA Board elections.
In violating our Bylaws and their promises to our owners regarding the Recall Election, the POA Board has discredited themselves and violated our trust. The only option left to our Owners is to Recall these Directors because they can no longer be Trusted to fulfill their sacred duty to follow our Bylaws and keep their promises to us, the Owners.

Our love story
Like many other folks before us, it was love at first sight when we first glimpsed the sparkling waters of Land Harbor's lake and its welcoming, flower-filled entrance. Years later, our love affair with LLH had somewhat dimmed, but our years here offered some great memories of friends and family visits, a grandson and his pup arriving at our place on the river for homeschooling during Covid, campfires, hikes on the trails, etc. Its offerings, buildings, and beauty also reminded me of happy summers at camp in Maine.
Why then did we decide to leave after determining that this represented our perfect retirement place? Several reasons: effects of the flood, along with growing concerns about the yearly, substantial fee increases - ones which might seriously impact our retirement income, especially if one of us passed away.
There were also lingering concerns about new management and a seeming aloofness to the concerns of property owners. Having experienced the pitfalls of homeowner associations several times, we'd seen similar signs of board members bowing to management rather than their fellow property owners. Then there was the firing of a popular, communicative police chief for unexplained reasons, along with the curious, unseating/resignation (?) of a singularly outspoken board member. Then the UPS trucks parking in a lakeview-blocking, no commercial zone area issue. Why were they there at all to start with. Were they paying for the privilege? It drove my husband crazy. We and others asked and asked, never receiving an adequate answer. Then the most dominating issue, the golf course and its financial viability. While most felt (and feel) its value overrode its liabilities, it was clear this was a sacred cow not to be questioned or even examined for tweaks to make it more self sustaining. The final issue for us was finding out there'd actually been a financial oversight committee that had been axed. Why, when there were so many professional, qualified homeowners willing to serve?
Finally someone started to ask the same type of questions rather aggressively. Too aggressively for some! It became an unpleasant skirmish despite the fact that the homeowner had (and still has) legitimate concerns. It quickly evolved into a war of personalities and a less than professional response and treatment of a fee-paying property owner. Who is working for whom?
The decision about how to vote on this petition should come down to discovering the proven facts and thus the truth about both sides of this argument. NOT the personalities involved, that's a side issue. There are also a good number of truly gifted, professional people in the LLH community whose expertise should be appreciated, welcomed and tapped. Not refuted.
I feel blessed to have met many lovely people (now friends) during our time at Land Harbor and since our departure have lingered on this page finding it hard to say goodbye. So, while admitting I failed to surrender my right to be a legitimate member I guess I'm glad I did to offer an assessment of why we gave up on LLH. This long-winded piece (sorry) may reflect some of what others have experienced so in closing I'm offering this as a plea to look more closely at *why* this is all happening. Its not happening in a vacuum. Don't close your eyes and block out the light. And try to avoid what the great American philosopher Archie Bunker once said, "My mind is made up, don't confuse me with facts." A legacy
for our daughter...
Our family has been part of Land Harbor for many years, and it holds a special place in our hearts. This community has always been about more than just property, it’s been about legacy, connection, and the promise of something to pass on to the next generation.
However, in recent years, the steep rise in dues has become deeply concerning. It feels as though our hard-earned, legacy reserves are being used to fund hobbies and vanity projects, rather than essential infrastructure or the long-term stability of our community. Each increase makes it harder for families like ours to remain here and to envision a sustainable future for those who come after us.
We want to pass our Land Harbor home down with pride, not with the burden of ever-rising costs and diminishing returns. The truth is, we are not better off than we were 15, 10, or even 3 years ago and it’s difficult to see how these increases are improving our quality of life or protecting the future of Land Harbor.
